Booklet and notes
The real estate class booklet the chairman has distributed free of charge, notes from the Friday class, and an introduction to the Property Owner’s Club.
Financial freedom in five points
The backbone of the lecture “How To Achieve Financial Freedom,” prepared for Hankuk University of Foreign Studies. All of the foundation’s real estate education starts here.
- 01What financial freedom is
You are free when passive income covers living expenses: F.F = passive income ≥ living expense.
- 02Where passive income comes from
Robert Kiyosaki’s cashflow quadrant. It comes from business and investment (B, I), not from labor (E, S).
- 03Three formulas
Gross rent − operating expenses = NOI. NOI − debt service = cash flow. NOI ÷ purchase price = cap rate.
- 04Why real estate
You control it, it does not go out of fashion, you can add value by building and changing use, you can expand with leverage (pyramiding), and there are tax advantages.
- 05How to choose
Pay a premium for prime location. Do not buy without a creative vision for adding value. Write a business plan before you buy.
